Time is running out on the federal homebuyer tax credit. There are rumors that it may be extended again but no guarantees so you might want to think about taking advantage of this and cash in. The state tax credit will still be available but not the federal funds after April 30th. Just wanted to give you a heads up! Stay warm the next couple of days its mighty cold out there!

Seller Action Plan 3
Hi All,
Seller tips for you regarding the pricing of your home. There are many variables that go into pricing the home such as location, age, square footage just to name a few. A strong sales comparison of recent sales in and around your neighborhood is a great place to start and a good indicator of price. You can also have an appraisal done but I find that as long as your sales comps are correct the responsibility will fall on the buyer anyway due to their lender requirement so I would not go out and have one done. But, an appraisal will give you an almost exact price of your home so I would not say it is a bad thing. Let me know if you have any questions. Buyer Pre Approval Letter
Hi All,
A little tidbit on pre approving for a home loan. Most lenders will require you to bring in 2 months of your check stubs, bank statements, and last two years of your tax returns. Those are the minimums and some lenders may ask for additional items. But I will tell you that once you are pre approved and you do have that letter in your hand that says you are good to go, you will have so much confidence and fun when looking for homes because you will know that you can actually purchase that dream home you are looking for once you find it. It does take a little bit of your time but it is well worth it in the end. Shoot me an email or post if you have any questions or need to speak with a lender. Energy Saving Tips
Hi All,
With spring here and summer not too far away I thought I would post this helpful article on saving energy. It is never a bad time to think about reducing your use or ways to help save some coin. Hey, I don't know about you but saving a buck is saving a buck! I don't believe our energy rates will drop anytime soon so every little bit helps. Hope this helps some of you. Governor Set To Sign Tax Credit Bill
Hi All,
The Governor of our great State of California is getting set to sign legislation that will give tax credits to home buyers. Some of the particulars are in the article but I'm sure there will be more to follow. I will send them out as I get them. The tax credit is huge because it will follow the expiration of the federal tax credit at the end of April so what this means to you is that should you buy a home within the next year to year and a half you can receive monies from the state over a period of a few years. This is great news for our market and I do believe that the Feds will keep interest rates low for the remainder of the year so it looks like it is still going to be a great time to buy a home! Keep note of this though, that these monies can run out and once that happens the program is no more so once the program is up and running get yours while the fire is hot!

Our current administration in Washington has stated that they want and need to stimulate the housing market so hopefully rates will remain low.
